Terms & Conditions


A booking is a contract between you and us and is made when we accept a reservation from you. We will accept a reservation from you when we have confirmed your reservation and we have received a deposit. Once we have received your deposit you are then liable to pay the full amount of the cost of the booking. You must be able to enter into a legally binding contract and be over 18 to make a booking All published rates include VAT


Rates are per week and include electricity, central heating, linen. Rates quoted are correct only for the specific number of guests quoted. Should you change the number of guests then the rates are subject to change.

Arrival & Departure

Check in is from 3pm,check in before 3pm cannot be guaranteed Check out is by 10am, if you have not vacated the lodge by then, unless by prior arrangement, you are liable to pay an additional charge.


If you cancel your booking you are liable to lose your deposit. If you cancel your booking with more than one months notice you are not liable to pay the total cost of your booking but you may still lose your deposit if we are unable to resell that week. We will make every effort to resell the week if you give us more than one months notice and if we are successful we will return your deposit. If you cancel your booking after you have paid the total cost of your booking, with less than one months notice ,we cannot refund your money unless we resell the week. If you cancel your booking with less than one months notice and before you have paid the total cost of your stay you are still liable to pay the total cost of the stay, unless we manage to resell the week

Last Minute Bookings

If you make a booking at the last minute (less than one months notice) we will you expect you to pay in full on booking. If you have to cancel the booking there can be no refund given. The booking can be transferred to another person as long as we are informed and new details are supplied

Conditions of Stay

We expect the lodge to be used in a responsible manner throughout your stay and with consideration to neighbours and the surroundings. We reserve the right to terminate your booking immediately without being liable for any refund or compensation where you engage in unacceptable behaviour that causes a disturbance or nuisance to our neighbours or surroundings Any breakages or damages must be paid for. Please inform us immediately of any faulty, damaged or dangerous appliances that could cause a fire or any other risk to other lodge users or yourselves We expect you to leave the lodge as you find it and clean it before departure ,failure to do so may result in a £50.00 cleaning charge. We reserve the right to use the payment details given when booking to pay for any damage,or breakages or additional cleaning costs.

Complaints Policy
